August 2019 Steve & Jack's Newsletter

Welcome to August!! It is hard to believe that school starts in just a few weeks and that summer is almost over. It seems like it just started!! We hope you have enjoyed time with your family and took a vacation or two.

If you haven't met our two newest team members, we hope you will stop by an upcoming Happy Hour soon and meet them. We are so excited to have Patti Sircy and Thea Charnas join us over the past month!!! Patti is our marketing specialist and has extensive experience in retail management and customer service. Thea came from another KW office and is our Buyer Specialist. Some of you have already met Thea and worked with her. She brings experience with the medical field, management, and client service. We are so excited to have them as part of our team and can't wait for you to meet them! Our prior buyer's agent Julia has moved on to pursue other opportunities.

Steve's family just returned from a dream vacation that had been planned for years. They went to Munich, Germany to pick up their daughter Ana who participated in a tour with The Indianapolis Children's Choir on a Danube River cruise. They went to Salzbourg, Austria after a few days in and around Munich and then flew to Athens, Greece to see the Acropolis and other sights and then boarded a boat to travel to several islands. It was an amazing experience!

Jack & Mary Anne are on a European adventure as well seeing France and Germany on a tour with a pre-trip to Switzerland. They are having an amazing time with friends enjoying sightseeing, including castles and monuments.

The market at this time of the year takes a little 'breather' as the new school year approaches and vacations are finishing up. It usually starts around July 4th and runs mid-August. This is a good time to look for houses as you won't have quite as much competition. If you are looking to put your house on the market, being ready to go by mid-August would be a good target.

Median Sales Price-UP 4.7% to $188,000
Closed Sales-DOWN 3.4% to 16,377 units
New Listings-DOWN 2.7% to 21,524 units
Pending Sales-DOWN 0.8% to 19,015 units
Days on Market-DOWN 9.8% to 46 days
Price/s.f.-UP 5.7% to $111
% of Asking Price Received-DOWN 0.2% to 97.7%
Active Inventory-UP 5.1% to 5,731 units
Absorption Rate-1.6 months
