November Steve & Jack's Home News

Welcome, fall! We have certainly seen the temperatures cool and the leaves change. While this is a beautiful time of the year, allergy sufferers and those not enjoying the cold weather that follows aren’t quite as happy. We certainly hope you are able to take some time to enjoy the fall colors as well as football. I write this month’s newsletter sitting in the Tampa airport at the end of Fall Break. We took a very short trip to St. Pete to visit Brigid’s parents whom we haven’t seen in almost a year. It was nice to get away and enjoy some sun, pool time, and just relax and get a change of scenery. It definitely is good medicine after this year!

Ana continues to do well at Guerin, but misses soccer. Her varsity team made it to the State Championship and they play on Halloween. Tali is preparing for her first competitive cheer competition in a couple of weeks. We are anxious to experience our first cheer competition as parents. Brigid has finally been able to get out of the house and start making her calls again. She is happy to be able to get out again!

Jack and Mary Anne are staying home for the next several months and are enjoying relaxing and having the girls over to visit. Kylie is actively working on remodeling her house and dealing with the disruption that entails. She also celebrated a birthday this past week and our team enjoyed spoiling her for the day. Patti celebrated her 1-year wedding anniversary last week and spent the weekend enjoying some fun activities with Ron. Thea and her husband Michael are getting settled into their new home and welcomed their parents to visit this past weekend.

You should have received a Save The Date card in the mail by now for Tuesday, November 24th. Unfortunately, due to the current health situation, we are not able to continue our movie event, so we have created a new event that we hope you will enjoy. You will like what we have planned…and it will also benefit those less fortunate as well as a small, family-owned local business. We thought long and hard on what to do this year and believe we found a great event to say ‘Thank You!’ for inviting us to help you as well as giving back to the community. Real estate has slowed just a bit ahead of this contentious election, which was to be expected. It is still HOT and many houses are still flying off the market, but many are not selling quite as fast as they used to. While this year is anything but normal and we don’t know what tomorrow will bring, let alone this winter, if the real estate market follows the typical post-presidential election pattern, we will see a busier-than-usual winter real estate market. Interest rates for a 30-year fixed conventional mortgage are still under 3%. If you are not moving anytime soon and haven’t looked into refinancing, give us a call. We have some awesome lenders who will be happy to help guide you in the right direction and advise you if it makes sense to re-finance or not. If you are considering moving, give us a call. Our housing inventory is still exceedingly low, although it ticked up 1/10th of a point to 0.9 months. Here are some stats comparing September 2020 to August 2020.

Median Sales Price DOWN 1.3% to $225,000

Closed Sales DOWN 2.4% to 3,650 units

New Listings UP 7.2% to 4,117 units

Pending Sales DOWN 0.1% to 3,896 units

Days on Market DOWN 3.6% to 27 days

Price per s.f.-No change-$129

% of Ask Received-No change-99%

Active Inventory UP 7.4% to 3,165 units

Absorption Rate UP 12.5% to 0.9 months

As you can see, the market is starting to soften just a tad, but we are still in a super-strong sellers’ market. If you are thinking of selling, this is still an amazing time to sell with record-high sales prices and record-low interest rates.
