Dear Steve & Brigid,
Welcome to summer...both officially and unofficially!! Not only has this been the coolest summer I can ever remember, but it has also been the wettest! Here is to a lot more sunshine and warmer temps! We hope your summer is off to a great start, and if you have kids, we hope you are keeping them busy and not having to hear the dreaded, 'Mom/Dad, I'm bored' comment.
We have some very exciting news to share!! We have two new additions to our team!! Thea Charnas is our new buyer specialist and she fills the opening created when Julia Hayes moved on from the team. Thea is from Cleveland and has experience in the medical field. She obtained her license in 2018 and came on board last month. She jumped in with both feet and has already been a huge help working with buyers finding them their dream home. If you attended Happy Hour this month, you were able to meet her as well as our other new team member.
Our other new team member is Patti Sircy. She is our Director of Marketing. She is responsible for all of our marketing for our listings as well as for the team. She is a Navy veteran and managed several clothing stores among other jobs over the years. Patti will be taking a huge load off of Kylie's plate so she can focus on transaction management.

Kylie is super-happy to have more help in the office. She just returned from a week trip to Disney and Sea World with her family a couple of weeks ago and had an amazing time including behind-the-scenes tours of the penguins and dolphins. While we missed her, she deserved every minute of that vacation!
Steve and his family are about to depart on a dream vacation next week. Ana leaves on Monday with the Indianapolis Children's Choir for Germany. They will board a river boat and cruise the Danube River for a week and will see parts of Germany, Austria, and Budapest and will have several spots where they will perform. She is very excited! Steve, Brigid, & Tali leave on Wednesday for Salzburg, Germany and will spend a few days there and then will head to Munich for a few days and pick up Ana and then head to Athens, Greece to see some of the sights and finally will board a private ship to sail throughout the Greek isles for a week. This has been planned for a few years and they cannot wait to go! Don't worry!! If you have a real estate need, our team is on stand-by waiting to help you!
Jack and Mary Anne are planning a trip to Greece in the coming months and are anxious to hear how Steve's trip went.
Onto the real estate market. As you probably know by now, we have been on one of the longest bull market runs in history. The market is finally showing some signs of cooling as houses stay on the market a bit longer and the list price to sales price gap is widening a bit and we are seeing some signs of price stability, which is a welcome sign for buyers and their agents!!! Most houses under $250,000 are still flying off the market in literally hours with multiple offers. Higher-priced houses are staying on the market quite a bit longer as they compete significantly more with new construction.

Closed Sales-DOWN 3.0% to 12,731 units
New Listings-DOWN 1.6% to 17,291 units

Days on Market-DOWN 10.9% to 49 days
Price/s.f.-UP 5.8% to $109
Percent of Asking Price Received-DOWN 0.3% to 97.5%
Active Inventory-UP 5.2% to 5,162 units
Absorption Rate-UP 6.7% to 1.5 months
We are still in an unhealthy sellers' market, but we are seeing signs of that shifting. If you are thinking of selling, NOW is the time to do so before the market shifts.
