January 2022 Real Estate update

Happy New Year!! We hope your holidays have been good so far and that you have been able to find at least a little time in all of the hectic pace of this time of the year to slow down and enjoy some time with friends and family. We wish you a happy, healthy and prosperous 2022!!

As you are most certainly aware, the real estate market has been absolutely off the rails the past few years. We are seeing things we have never seen before in history! Needless to say, if you have ever remotely thought about selling your house, give us a call to talk through some options. The comment we usually get is, ‘Steve, I know we can sell our house, but where are we going to go?’ Great comment! Know that we have 4 options for you and we would be happy to discuss them to see what makes the most sense for your situation. Indianapolis has been named as the 2nd hottest real estate market in 2022 in the entire US! Interest rates are expected to rise slightly, but remain very low. Steve and his family traveled to Colonial Williamsburg to spend some time with Brigid’s family between Christmas and New Year’s. They also visited Busch Gardens. A long drive, but worth the time spent together.

Thea traveled to Cleveland to see her family and Michael’s family and enjoyed some downtime.

Patti and Ron stayed local and enjoyed some time off for much deserved downtime as well. Patti tweaked her knee a couple of weeks ago and has been dealing with that as well.

Kylie’s family is all local and they stayed in town for the holidays. She enjoyed a couple of weeks off at the end of the year to recharge with her family.

Thank you to everyone who submitted a nomination for our Christmas family this year. There were so many deserving families. Ultimately, Sheri Buschuk’s nomination was chosen. We were able to visit with her family she nominated and present them with gift cards to use to purchase presents that they need. It was so fun to see the smiles on their faces as they opened the presents! Thank you to Ranj Puthran of Allstate Insurance and to Josh and Missy Wakley of JW Restore for sponsoring our gifts and for helping us to present them to the family. Because we have received so many questions about this crazy market, Thea is going to host a virtual Buyer Workshop on January 11th from 5:30-6:30pm. She will be talking about this market, what is working for buyers and what isn’t and how you can be competitive if you are thinking of buying a home in 2022. As mentioned previously, our market remains HOT, however it has cooled off a bit for the season, as usual. Below are some stats from MIBOR comparing October 2021 to November 2021:
Median Sales Price=DOWN 1.6% to $251,000
Closed Sales=DOWN 2.4% to 3,421 units
New Listings=DOWN 20.6% to 3,050 units
Pending Sales=DOWN 9.3% to 3,292 units
Days on Market=UP 16.7% to 21 days
Price per s.f.=No change at $149/s.f.
% of Ask Received=DOWN 0.4% to 100.0%
Active Inventory=DOWN 10.5% to 2,412 units
Absorption Rate=DOWN 12.5% to 0.7 months

December 2021 Newsletter

Happy Holidays from our families to yours!!! This can be an extremely busy time of the year for many of us and we hope that you are able to take some time to relax and enjoy the reason for the season. It can also be a very lonely time for many people celebrating the holidays alone. If you know someone who is, please consider calling, video-chatting, or visiting them to let them know they are not alone and people do care about them. If you are feeling alone, please give us a call at 317-573-1880. We would LOVE to talk with you and catch up on your life.

We are coming out of the busiest month of events we have all year. Patti who is our Director of Marketing has done a superb job of planning and coordinating all of our events for our clients. We kicked the holiday season off with our last Happy Hour of the year and had a great turnout. It is always so good to see so many happy faces! Don’t forget, we do not host a Happy Hour in December due to busy holiday schedules, but we look forward to seeing you in January to kick the new year off on Thursday, January 20th from 5-6:30pm at Matt The Miller’s in Carmel. If you haven’t joined us yet, please consider dropping by. Drinks and appetizers are always on us! You bring the smile and conversation. ;-)

Our 2nd event of the month was our North Pole Experience featuring Photos with Santa. We had over 450 people come through this year and saw lots of smiles and happy kiddos!! If you had your photos taken with Santa, they will be sent to you via e-mail shortly.

Our 3rd and final event of the month was our 2nd Annual Steve and Mark’s Pie Giveaway. We gave away over 150 pies in 24-hours!!! Not only were we able to help our clients celebrate Thanksgiving with their families, but we also helped a local bakery No Label at The Table that is an entirely allergen-free bakery that employs only young adults on the autism spectrum. It is a wonderful family-owned bakery that has become an amazing partner for us. In addition, we gave away 50 pies to Student Impact so less-fortunate families could have a little sweeter holiday as well. Thank you to our lender partner Mark Kuchik with CrossCountry Mortgage for co-sponsoring this amazing day with us. We hope you enjoyed your pie, if you participated. If you didn’t, please consider doing so next year.

The real estate market has taken its usual slower pace between Thanksgiving and New Year’s, but we are still seeing super-low inventory and lots of buyers looking for homes. This is predicted to be one of the busiest winter markets on record, however with the super-low interest rates still hovering around 3% and many buyers sitting on the sidelines until spring, this is a great time to take advantage of a slight slow down and find your dream home! We would be happy to help you and guide, lead, and protect you throughout your journey. Interest rates will not stay this low forever and we see the window closing, so act now before higher rates make housing less affordable.

Here are some stats from MIBOR comparing October 2021 to September 2021:

Closed Sales-3,448 units-DOWN 7.0%
New Listings-3,807 units-DOWN 2.6%
Pending Sales-3,784 units-UP 7.7%
Days on Market-19-UP 5.6%
Price per s.f.-$149-no change
% of Ask Received-100.4%-DOWN 0.1%
Active Inventory-2,682 units-UP 0.8%
Absorption Rate-0.8 months-UP 14.3%

You can see a very slight softening of the market, but make no mistake, these are extremely strong numbers posted for what is typically the beginning of the slowing for the year for the real estate market. New listings going down, but pending sales going up is the opposite of what we need right now with such an anemic inventory level. Seeing the active inventory going up slightly is a help, but we need a lot more. November 2021 Newsletter

It’s hard to believe we are only one month away from Thanksgiving and Halloween is next week! It seems like this year has just flown by. We hope this month’s newsletter finds you and those you care about happy and healthy. This is a busy time for our team and events we are organizing for YOU!

Steve and his family enjoyed some down time for Fall Break. Steve and Brigid got away for a long weekend with some agents from his office to Lexington, KY and the Bourbon Trail. We enjoyed a short river cruise followed by some distillery tours and then enjoyed some racing at Keeneland race track. We also were able to see one of Brigid’s former co-workers who owns a horse ranch down there and see his property. Absolutely beautiful!

After coming home for a day, we left for Ft. Meyers, FL, sans Ana who had to stay home as her Fall Break was the following week and is only two days. She enjoyed spending time with Steve’s parents. Tali spent the next few days with Brigid’s parents and then met up with a former neighbor who lives in Miami, FL now while Steve and Brigid took a ferry to Key West for a few days. Steve and Tali flew home and Brigid flew to Charlotte to meet up with Ana and a friend and her mom to do some college visits. They saw Wake Forest, University of South Carolina, Clemson, and UNC-Chapel Hill. She has also toured Purdue and University of Tampa. Right now, Clemson is the front-runner as she wants to study Industrial Engineering and design concept cars and Clemson has the only undergraduate program in the country for that. We will see.

Patti enjoyed a couple of weeks of vacation a few weeks ago down to Florida and we are so happy to have her back working on all of the events we have coming up!!!

Kylie’s birthday was last week and she went to Gatlinburg, TN with her family for a few days to relax and spend time with them. We look forward to her return as well.

Thea is working hard finding buyers homes. She had quite a few weddings to attend this year and her last one is the beginning of November. She is looking forward to staying home for a bit!

The housing market continues to be extremely competitive, although not quite as bad as this spring was. We are still super-short on inventory, however if you or someone you care about is looking for a new home this is a great time to look as competition isn’t quite as fierce and interest rates are still super-low, around 3%. We expect those to continue to creep up.

You should have received our Pie Giveaway postcard recently. Since a crowded movie theater isn’t safe yet, we are going to repeat our very popular Pie Giveaway again this year co-sponsored by our lender partner Mark Kuchik with CrossCountry Mortgage. Mark your calendars for Tuesday, November 23rd from 11AM-6PM to stop by our office to pick up your FREE pie. This is our way of saying thank you for being such great clients, referral partners, and friends. The pies are custom made fresh for us and feature apple, cherry (new this year), and a pie made just for this event and was the #1 choice last year- Steve & Mark’s Perfectly Peach Pie. You MUST reserve your pie by 5pm, Friday, November 19th in order to pick it up. These are being made for us by a small local bakery No Label at The Table. It employs young people on the autism spectrum and the pies are gluten, dairy, and nut free, but not taste-free. We challenge you to find a ‘regular’ pie that tastes as good. In addition, we are donating 50 pies to Student Impact of Westfield which will be supplying them to families in need who wouldn’t usually have a Thanksgiving dinner. We absolutely LOVE this event and all of the people it impacts and hope you will stop by and pick up a pie as a part of your Thanksgiving meal.

October 2021 Newsletter

Happy Fall!! If you are like my daughter, this is your favorite time of the year-football, cooler temperatures, colors galore, fun Fall activities, and pumpkin-spiced everything! We hope you, too are enjoying the Fall colors and everything that goes along with it. One of the things families with children look forward to is Fall Break! If you fall into this category, where are you headed this year, or are you staying local?

Our family is headed to Florida to see Brigid’s family for a bit and then she and I head to the Keys for a few days and then Brigid and Ana head to the Carolina area to do some college tours-Wake Forest, UNC-Chapel Hill, Charlotte, Clemson and maybe a couple of others. We cannot believe how fast the time has flown and in a couple of short years, Ana will be at college.

Ana also has her Learner’s Permit and is doing a good job at driving with us. She continues to be an instructor at Gold Fish Swim School in Carmel and will be picking up more shifts as soccer season ends on October 2nd for her team. She has loved playing soccer for Guerin, but had a concussion for a couple of weeks and missed a couple of games. She will also pick back up with Master Chorale, which is the high school group for The Indianapolis Children’s Choir (ICC). She also volunteers helping the little kids in an ICC group in Carmel and loves spending time with them. She will be inducted into the National Honor Society next month as well, so we are very proud of her!

Tali continues to enjoy 6th grade and her competitive cheer season is getting closer. Her team is working on their routine now and she loves time in the gym.

Brigid still enjoys working for Merck and continues to pursue more advancement opportunities. In her spare time, she has been converting our screened porch into a 4-season sun room. I have been helping her, but this is all her planning and leading. It will really look amazing when it is finished in a couple of weeks…hopefully. The only thing we aren’t doing ourselves is the electrical. We always leave that to the professionals!!! Framing, siding, doors, windows, insulation, trim, flooring is all being done by us. We have learned a LOT!!

Thea is nearing the end of her wedding season. She and Michael have been extremely busy traveling, mostly to Cleveland for family and friends’ weddings and other family events. She is enjoying a slight break from the breakneck pace this spring and summer, but is still staying busy.

Patti and Ron took 2-weeks off to spend time on the beach in Florida. While we really missed her, we are happy they were able to spend some good downtime together.

Kylie is neck-deep in school for the kids and keeping things humming around the office. We are so fortunate to have such a great team to help our clients!!

We hope you were able to attend our September Happy Hour on the 16th. We had beautiful weather and a nice turnout. Thank you to Chris Odle for sponsoring Happy Hour. FYI-interest rates are climbing and are around 3.125% as of today. If you are thinking of buying now is the time to do so and there isn’t nearly as much competition as there was earlier this year.

September 2021 newsletter

Happy Labor Day and end of summer! It seems like the older I get, the faster summer goes. We hope you had a great summer and were able to make some fun memories with those you care about. For us, that meant some time with Brigid’s family who was all in Indy for about a week. We were able to get some really good family photos set in a park in Brownsburg.

Our BIG news is that our oldest daughter Ana is not only a junior at Guerin, but moreover has her learner’s permit and is driving! Yikes! I still can’t believe we are old enough to have a teen driver. Time just continues to go too fast. I am not at all looking forward to the day Ana goes to college. She is spending Fall Break with Brigid, a friend of hers and her mom to do some college visits to Clemson, UNC-Chapel Hill, Charleston, and Georgia. We will see how those go. Tali is in the thick of preparing for winter cheer competition schedule learning her routines and new stunts and tumbling skills. Her stunt group is one of the best in the gym and she absolutely loves it! Unfortunately, she hurt her heal 2-weeks ago and has been in a walking boot to get better.

Brigid and I are converting our screened porch into a sun room right now and doing everything except for the electrical ourselves. This is a huge project, but we are learning a lot and saving about 75% of the cost than to have a pro do it! We hope to have it complete by our next newsletter. I will let you know how it goes.

Thea is in the heat of weddings this summer and fall as she is at the age of friends getting married and so many were postponed from last year. Lots of traveling. Kylie is enjoying having the kids back in school and being able to work at the office more regularly. Patti is enjoying a 2-week vacation right now in Florida. We hope she is able to relax and enjoy some needed downtime with Ron.

The housing market took its usual summer break around July 4th. That lasts until about mid-August, so we are seeing activity pick up again. There are SO many changes happening right now in our industry it is hard to keep up. Many brokerage consolidations (we are not one of them), new technology, new services, etc. Speaking of new services, we will be offering starting August 30th Keller Offers. This service is an alternative to the ‘traditional’ way of selling your house in which we buy your house for cash and allow you to stay in it for up to 90-days with no showings or work done on your house. Additionally, debuting in Q1 2022, will be Keller Concierge whereby we can advance you an interest-free loan to get your house ready for sale, such as paying for new carpet, paint, updating the kitchen, baths, etc. Stay tuned for more information on these exciting new opportunities for only Keller Williams’ clients.

The Indy housing market remains hot and is predicted to remain so for some time. It is interesting to note that the median sales price has increased by 15.6% in the past 12-months alone and days on market is down 54.8% in the same period!

August 2021 Newsletter

Welcome to the ‘dog days’ of August! The temperature has finally reached what we expect during the summer and school is about back in session. Where did the summer go? We hope you were able to take some time away and enjoy a vacation or two to get a change in scenery. In my last newsletter, I mentioned we travelled to Jackson, WY to see Yellowstone National Park, which was gorgeous. Later this week, I travel to Cleveland to see my three college roommates from Xavier. Last summer was our 25-year college reunion, which was cancelled and we had all agreed to meet at Xavier to celebrate together. When that was cancelled, we agreed to meet in Cleveland this summer, which is where one of the roommates lives. It has been about 20-years since we have all been together. A LOT has changed since we graduated, but our friendship has remained strong…and we are grateful for that. Hope you are able to reconnect with some old friends, too this year!

Ana is going to be a junior at Guerin this year and is already back in summer soccer practice. She did very well at her first exhibition tournament this weekend not losing one game. Tali is still practicing cheer and moved up in teams so the practices and stunts are getting harder, but she loves it! Brigid is still working from home and will be for the rest of her Merck career. She is grateful for that.

Our team has had a lot of distractions this summer. Kylie’s babysitter has had a death in the family causing Kylie to have to work from home quite a bit lately. Thea had a death in the family that took her home to Cleveland for awhile along with many weddings this summer and fall. Patti was rear-ended in a car accident and has been going to the doctor and dealing with her car and insurance companies. All-in-all, we have had our challenges, to be sure. However, we work so well as a team and have been supporting and covering for each other. We are a strong work family.

We hope you were able to join us for our July Happy Hour. We had a great turnout again and really enjoyed being outside on the patio. Thank you, again for Keith Pemberton with Pemberton Insurance for being our gracious sponsor. He is outstanding if you are looking for a new insurance company. Our August Happy Hour is on Thursday, August 19th from 5-6:30pm at Matt The Miller’s again in Carmel. If the weather cooperates, we will be back outside on the patio as that is a crowd favorite. The real estate market is taking its usual July slow down. We don’t know if this is going to be long-term or short-term, but it is cooling off a bit. Houses are staying on the market longer, we are seeing price reductions for the first time in a LONG time and buyers are appearing more fickle. Check out the stats below from MIBOR. Bottom line, if you are still on the fence about selling, NOW is the time to talk to us. Interest rates have also dropped to below 3% again. Lumber prices, while still high are lowering. July 2021 newsletter

Welcome officially to summer…and Happy Father’s Day to all of you dads!! This year, both events fell on the same day, June 21st. We hope you enjoyed summer solstice celebrating dad. For us, it was pretty relaxing and was enjoyed by having the family around and also Jack and Mary Anne stopped by for a little celebration as well.

The week prior, we were on our trip to Jackson Hole, WY. We had great weather and really loved being in nature. That is truly God’s country. We saw elk, deer, bald eagles, bison, moose, and bears to name a few. Weather ranged from snow flurries to 90-degrees! Whitewater rafting, swimming, hiking, dirt buggying, ropes courses, and Alpine slides to name a few were enjoyed over the week.

The BIG part of this past month was getting to celebrate Thea’s wedding last year with her reception last week. While delayed a year, we had a grand evening at The Scottish Rite Cathedral eating, drinking and dancing the night away, with both a DJ and Greek musicians. It was a LOT of fun and our team was so incredibly excited to finally celebrate with Thea. She even had a fun open house at her ‘new home’ the next day full of Greek food. Congratulations, again, Thea and Michael!!! We are so incredibly happy for you both!

Summer is here and school is out, so social activities are in full swing. Our kids are enjoying spending more time with friends and relaxing. School will be here before we know it and back to the school year grind we go! Ana is already in soccer practice getting ready for the fall season with Guerin. Tali moved up a level in competitive cheer and is practicing throughout the summer. It never seems to stop.

We truly hope you are able to take some time off this summer to relax and enjoy some downtime. That is truly important.

The real estate market continues to be white-hot. Our inventory shrank again and we only have 0.5 months (two weeks) of inventory! We are starting to see listings stay on the market a little longer and many have had price reductions as well. Is this a sign the market is finally showing signs of a shift back to a buyers’ market? Too soon to tell, but most real estate experts are still predicting a strong sellers’ market until 2023. Below are the most recent stats from MIBOR comparing May 2021 to April 2021.

Closed Sales-UP 9.7% to 3,386 units
New Listings-DOWN 4.4% to 3,889 units
Pending Sales-UP 11.5% to 4,061 units
Days on Market-DOWN 16.7% to 15 days
Price per s.f.-UP 4.3% to $146
% of Ask Received-UP 0.9% to 101.5%
Active inventory-DOWN 8.3% to 1,704 units
Absorption Rate-DOWN 16.7% to 0.5 months (2-weeks)

As you can see, our market keeps getting tighter and tighter. We are seeing lumber prices finally coming down, which will hopefully and eventually ease pressure from out-of-control builder pricing. The summer usually sees a bit of a pull-back in buyer demand as buyers take a break from house-hunting and go on vacations. We will see if that holds true this year or not.

June 2021 Newsletter

Summer is just about here! I don’t know about you, but this year has seemed like it has flown by and also crawled along. My family is ready for a little break along with warmer weather. We are going to take a nice trip to Jackson Hole, WY at the beginning of June for a week to get away and enjoy nature. Brigid and I have been there before our girls were born and loved it! We can’t wait!!! We hope you are looking forward to taking a break as well this summer and taking in some new scenery and a little R and R.

Lots of news to share this month!!

First of all, I was totally surprised and greatly honored to be named the 2020 REALTOR of The Year!! Being recognized by my peers for this honor is beyond flattering and amazing, especially given how many other extremely deserving people were considered. It is always my intention to deliver the highest service and ethics for each client every time. Thank you to each of our clients for the privilege to help you and those you care about during such an important time in your lives. May 2021 newsletter

Welcome to the month of May! For Indianapolis, that usually means a busy month centered around the IMS. While as of this writing the race will go on, just with limited attendance, we can start to feel a return to some kind of normalcy that so many of us have craved for over a year now. It also means Mother’s Day!!! We hope you have something special planned to celebrate mom next weekend.

COVID has been rough on everyone. I got it in October 2020. It was a mild case, but not fun. Fortunately, my family somehow escaped it, thank goodness. However, many people have not been so lucky. In fact, I have lost two friends due to COVID. Fortunately, I was able to see both of them shortly before they passed, but it really hits home. Brigid and I received our 2nd vaccine over one week ago. Less than one week until we hit the ‘fully vaccinated’ status. We can’t wait! We hope you and your loved ones have been able to get vaccinated so we all can put the worst part of this behind us.

Two weeks ago, our family was finally able to take a much needed vacation. Like most of us, being cooped up for the past year has taken a toll on us. Brigid and Tali went to Miami, FL for a few days to see some former neighbors as Tali and their daughter are still best friends. They had a blast! Ana was finishing school that week, so she and I stayed home and joined them on Friday where we all drove to Marco Island for several days and spent time with Brigid’s parents, laid by the pool and played on the beach. Absolutely, medicine for the soul! We finished with five days at Universal Studios. We had never been, so it was a real treat. Brigid found an amazing deal allowing us to stay on property, get admission tickets to the park AND get the Unlimited Express Pass as well!! Let me tell you, that was AMAZING. We stood in line no more than 10-minutes the entire time and rode some coasters as many as eight times! Harry Potter World is unbelievable and the kids absolutely LOVED every minute of it. If you have kids and like thrill rides and/or Harry Potter, we highly recommend going, especially during this time of reduced capacity.

Last week was extremely busy for our team. We hope you were able to take advantage of some/all of our events we hosted to celebrate you. We brought back our smashingly successful Shred/Recycle Day on Earth Day last Thursday. We had over 200 cars come through. Hope you were able to stop by. Later that day we hosted our monthly Happy Hour at Matt The Miller’s. We had a great group of clients and referral partners and we are grateful for Rojas Roofing for sponsoring this month. Finally, on Saturday, we hosted about 80 clients at our annual Spring Client Appreciation event at Sundown Gardens in Westfield. We had workshops and gave away free flowers and everyone got a discount on everything in the store!! Hope you were able to join us!

Upcoming events for May-lots going on!!! On Tuesday, May 11th from 7-8:30pm, I am hosting the next step in our 3-part series on How to Best Prepare Your Home for Sale. This is specifically geared to sellers who have lived in their home a long time and don’t know where to start. Regardless of your situation, come and join us. The on-line home values like Zillow, etc. are not remotely accurate-some values are super high and others super low. Finally, our market update for March compared to February 2021. Our market is WHITE HOT. Inventory continues to shrink and builders can’t keep up with demand. Some builders sold ALL of their 2021 inventory in January!!! There are still more homes selling than are coming on the market, even though there were more than 1,100 additional homes that came on the market in March versus February, so that is good. Below are the numbers from MIBOR comparing March 2021 to February 2021:

Median Sales Price-$226,500-UP 1.6%
Closed Sales-2,775 units-UP 21.7%
New Listings-3,351-UP 52.0%
Pending Sales-3,509 units-UP 42.1%
Days on Market-23 days-DOWN 25.8%
Price per s.f.-$133-UP 2.3%
% of Ask Received-99.7%-UP 0.9%
Active Inventory-1,562 units-DOWN 1.5%
Absorption Rate-0.6 months-DOWN 14.3%

As you can see, inventory is getting worse, not better. Interest rates are helping to keep housing affordable still at around 13%. This means 13% of people’s gross monthly income is going toward their mortgage payment. This is still the 2nd lowest of all time. As long as interest rates stay low, we will continue to see this hot market. I do not see a contraction for some time. Most experts agree that 2023 is the earliest we will start to see a contraction. On average, homeowners have seen a 12% increase in their appreciation YTD. This is unprecedented. If you have ever given ANY thought to moving, NOW is your window to CASH OUT on the equity in your house. April 2021 Newsletter

Welcome, Spring!!!! Well, not officially, but it sure feels like it! Regardless what the calendar says, we will take it! We hope you are enjoying some absolutely beautiful weather and are getting outside for some ‘vitamin D therapy’. We all can use some outside time after this past winter. Spring Break is just around the corner for most school systems. Unfortunately, Ana and Tali don’t have the same weeks off. Tali starts next Friday and Ana starts the following Friday. Brigid is taking Tali to Miami a week from Tuesday to see a neighbor who moved down there last year. Ana and I head down to Florida Friday of that week. We are headed for a few days to Marco Island and then on to Universal Studios to enjoy some much-needed R and R.

If you celebrate Easter, we are fast-approaching the most important holiday for many religions. We hope that you are able to enjoy Easter services this year with family, if you are able to do so safely. Hopefully, it will be beautiful weather to be out and about and have some fun Easter egg hunts-always my favorite!

Do you follow NCAA basketball? If so, did you fill out a bracket? If you did, my guess is it got busted faster that ever this year…at least mine did!!! There were more upsets this year than I can remember. Heck, my Xavier Musketeers didn’t even make the tournament this year, and that is rare. Only one Indiana team made it and that didn’t even go too well. At least Indianapolis is able to play host to every team and see some life back in downtown Indy. I am sure the hotels, restaurants and event venues are ecstatic!!!

Speaking of downtown Indy, Tali had two cheer competitions downtown over the past few weeks. It was nice to see people down there again, but boy, is Circle Centre Mall a shadow of itself. It is so sad to see 75% of the stores gone and the mall so empty. I remember vividly when it was THE place to go. Very sad. Tali had her last competition a couple of weeks ago in Sevierville, TN. They did very well and had a great time around Gatlinburg and the water park where we stayed. The season is over, but they are already preparing for next season.

Ana is already starting pre-season weight training for soccer at Guerin this fall. Both girls are doing extremely well in school and working hard. Ana is also working toward getting confirmed in the Catholic Church in May and is excited about that. She is also working on her driver’s ed course, too. Where did time go???

Patti has been working hard on some brand new marketing programs we have as well as a Relocation Guide for people moving to Indy. They look amazing and full of great content. If you or someone you know could use one, please let us know. We can e-mail or snail mail you a package.

Kylie continues to work hard improving our systems and processing our transactions. She is consistently THE go-to person in our office of over 275 people for systems/transaction/organization questions. She is what keeps our high level of service consistent!

Thea has been enjoying her puppy Ella and is going CRAZY with buyers in this HOT sellers’ market. There are FAR too many buyers chasing FAR too few houses for sale. Some builders have closed entire communities because they sold an ENTIRE year’s worth of inventory in JANUARY!!! Can you believe that? Never in my over two-decade career have I seen anything close to this.

Like so many of us (me included), we are watching our house value climb each month really making us think hard about whether we should sell in this unprecedented HOT market with super-low interest rates (around 3% as of this writing). Are you or someone you know tossing around the idea of selling? Fact-we have more buyers right now than we care of think about actively looking for homes. Could YOURS be a good fit for one of our many buyers? What is your ‘Make Me Move’ number? C’mon, just think about it. If I were to come to your house this week with a signed purchase agreement to buy your house and a check, what number would have to be on that check for you to say, ‘SOLD!’? Let us worry about where you are going next. We have some options for you that are working VERY well in this market. Seriously consider what YOUR number is and let us know. We are keeping a spreadsheet for all of our clients and when we have a buyer that matches your criteria, we will tell them the conversation starts at your ‘Make Me Move’ number. You save BIG money on commission and selling expenses and make your DREAM number you thought you could never get, and you don’t even have to put your house on the market and deal with a bunch of strangers roaming through your house. Welcome to March and, hopefully MUCH better weather than February!! Hopefully, you survived ‘snowmageddon’ a couple of weeks ago. Brigid and Tali had to drive through that snow storm all the way from a cheer competition in Wisconsin and Brigid said that was the most difficult and nerve-wracking trip she has taken in her life. Hope you stayed safe and warm and are glad that is behind us now.

Along those lines, we had to cancel our February Happy Hour due to Matt The Miller’s not having any heat for several days. We are looking forward to welcoming you all back in March on Thursday, March 18th from 5-6:30pm. Maybe we will still be wearing some green from St. Patrick’s Day! :-)

Hope you were able to participate in our first Quarterly Prize Drawing last month. We had a TON of people call in. Congratulations to Debbie Golan for being our winner! She won an overnight stay at the brand new Autograph Collection Hotel Carmichael in Carmel. She stayed in the Presidential Suite, was greeted with champagne, chocolate-covered strawberries, cupcakes, balloons, banners, streamers, bath bombs, a charcuterie board, a gift card to Vivante (their French fine-dining restaurant) and top-notch service. Debbie celebrated her birthday and her daughter’s last weekend and had a blast!!! Congratulations to Tali for winning her cheer competition last weekend!! Their team came in first place and they are so excited. They have been invited to Nationals in April and will be traveling to Gatlinburg, TN this weekend for their final regular-season competition. Our entire family will be going to cheer her on. Go, Tali!!

Brigid has been in her new job at Merck for over two months now and absolutely loves it! She is busier than ever, but is enjoying doing something different and learning something new every day.

Ana finished her 2nd trimester at Guerin last week and got almost all A’s. She is starting to train for soccer next season, so she is ready to go. She just recorded her next concert for Indianapolis Children’s Choir and we are looking forward to seeing it soon. We can’t wait to be able to watch them live.

Jack and Mary Anne received their 2nd shot of the COVID vaccine about 3 weeks ago and promptly left to visit friends in Florida. They had a great time and are glad to be home again, but enjoyed finally being able to leave their house.

Patti is doing an amazing job continuing to market our team and coming up with creative ideas to better market our clients. She is becoming known as the social media and video queen around the office.

Kylie is hard at work keeping us organized and processing the seemingly endless paperwork that exists in our industry. She is regularly sought after by office staff for how to do something or organize something. Her son Jackson is in pre-school for the first time and loving it and her older son Trey is enjoying still being live at his school.

Thea is keeping very busy with all of the buyers she is working with and when not helping them find the perfect home is in the middle of training her new dog Ella.

This is an indictor that our market is going to continue to shrink, however we ARE seeing more houses coming on the market really starting on Thursday of last week.

Dr. Elliot Eisenberg, an internationally acclaimed economist and public speaker says, “Looking into 2021, despite job growth stalling, household spending sliding, and Covid-19 spreading, I believe that economically speaking, 2021 is shaping up well. Exceptionally expansive fiscal policy is and will be critical, as will the unprecedented promise of low rates for much longer from the Fed. We should see the economy take off once Sars-Cov-2 is defeated. I expect to see total 2021 GDP growth in the vicinity of 4.25%, after what will probably be a pretty weak 21Q1. Moreover, firms are adopting new technologies, which will boost productivity, keeping inflation away, while unemployment should end 2021 at about 5%.”
